Multitechnical Solutions for TVH Equipment’s New Iconic Building in Waregem

Anyone driving along the E17 cannot miss it: the new TVH Equipment building, home to a leading company in the sale and rental of forklifts and aerial work platforms, immediately stands out thanks to its distinctive circular design. This architectural landmark is a multitechnical project that was successfully delivered by several EEG Group companies.

Relocation

With EEG Gullegem, EEG Sint-Martens-Latem, Beltherm and EEG Digital Buildings, several EEG Group teams worked hard to complete the electrical, HVAC and sanitary installations in TVH Equipment’s new building as quickly as possible. The final details were completed before the summer construction break, as TVH Equipment had already moved into the new facility in June. The building offers the perfect combination of an industrial workspace and a modern office environment.

 

The circular design creates unique challenges

The building stands out thanks to its iconic spherical appearance. The circular structure has a diameter of 90 metres, which presented a number of challenges. This shape does not lend itself to the use of straight, long pipe runs, which are typically the standard. The installation of the façade lighting also required a fully customised approach by our partner Neon Elite. The lighting consists of two large circular LED lines integrated into the metal structure surrounding the building. With a circumference of 291 metres, this was by no means a simple task.

 

Energy efficient

A Borehole Energy Storage (BES) field with a capacity of 400,000 m³ was selected to provide both heating and cooling for the entire building. No fewer than 144 geothermal borehole heat exchangers allow heat or cold (depending on the season) to be exchanged with the ground at depths of up to 58 metres. Radiant panels enable highly targeted heating, creating a comfortable working environment. In the office areas, chilled beams ensure an even temperature distribution. This solution is not only energy-efficient but also provides a high level of comfort. In addition, the building features an extensive solar energy system and a rainwater buffer system with a capacity of 400,000 litres.

 

Automation 2.0

In February, our teams commissioned the heating, cooling, ventilation and lighting systems, as well as the temperature, CO₂ and occupancy monitoring systems. To ensure all technical systems operate optimally and seamlessly together, EEG Digital Buildings, in collaboration with Schneider, implemented an intelligent software platform. This platform enables the smooth automation and fine-tuning of all installed technologies.

An office and industrial working environment combined

TVH Equipment’s new building offers the ideal mix of office space and industrial work areas. Because the entire project was fully developed in BIM before construction started, we had a clear view of the different workspaces and the integration of our technologies from the outset.

The ground floor features a centrally located warehouse and an impressive workshop for the maintenance and repair of forklifts. Around thirty access doors make it easy for vehicles and equipment to move in and out of the facility. The first floor houses the offices as well as an attractive indoor garden, perfectly suited for informal meetings. Parking is provided in the basement, freeing up valuable outdoor space for the display of additional machines and equipment.
